Requirements for Accessory Buildings and Animal Shelters
1) Any accessory building must be built:
- after the dwelling is constructed
- in the rear yard, completely behind all attachments to dwelling (deck,etc.)
- at least fifteen feet from the dwelling including attachments (deck,etc.)
- at least fifteen feet from the rear lot line (except in the R-5 district,
which is 8 feet)
- at least ten feet from the side lot line (except in the R-5 district, which is
6 feet minimum on one side, both sides to total minimum 16 feet)
- detached garages (not pole bldgs, etc.) used to store vehicles only need to
meet the setbacks of the principal building (call dept. for setbacks -
330-562-9564)
2) No more than two accessory buildings can be built on any residential lot.
3) If the lot is less than one acre, the accessory building must be:
– smaller than 750 square feet
– less than 50% of the dwelling floor area
– cover less than 20% of the area of the lot
– less than fifteen feet high
4) If the lot is one to five acres, the accessory building must be:
– smaller than the floor area of the dwelling
– less than 25 feet high
– if the lot has a permitted use other than a dwelling, your accessory
building(s) must be smaller than 50% of the floor area of the
principal building(s), and less than 25 feet high
5) If the lot is over five acres and is occupied by a dwelling or other
permitted use, the accessory building must be:
– less than 3,000 square feet
– less than 25 feet high
6) On a corner lot, the accessory building must conform to required setbacks
for the principal building on both frontages
7) If the accessory building is to be used for animals:
A small animal (household pets) pen or shelter must:
- be in the rear yard
- be more than 20 feet from a side lot line
- be more than 10 feet from a rear lot line
Shelters must be:
- smaller than .5% of the minimum lot size
- less than 10 feet high; pens must be less than 6 feet high
Shelters and pens together must:
- have a total area less than 1% of the minimum lot size
A shelter for animals other than household pets must be:
- on a lot not less than three acres
- at least 100 feet from any lot line
